|EMC's Construction Management approach utilizes EMC as a construction
manager who acts as the customer's agent and is responsible for all phases of the building
process, with the exception of financial responsibility.
Unlike the traditional Bid Process approach, the owner and EMC, rather than the home builder, negotiate directly each construction phase with the subcontractor or supplier. Then EMC, as a construction manager, assumes overall responsibility for the coordination and completion of the project. Each and every phase of work is bid out, and a subcontractor is chosen by the customer and EMC together considering not only by the lowest bid, but the subcontractors reputation for quality of workmanship and timely completion.
